•Conduct weekly site inspections and handle any maintenance issues that may arise •Establish preventative maintenance programs to preserve the condition of the property while meeting budget requirements •Contracting with and oversight of third-party service providers •Evaluate and recommend energy management program that yields the most efficient usage at competitive rates for the property •Identify and recommend any capital projects during preparation of the annual budgets •Provide guidance and ensure compliance with local, state and federal regulations, including fire and life safety, indoor air quality, ADA and other applicable rules and regulations •Establish competitive bidding process, award and monitor repair and improvement work to deliver best results for the property •Advise on and implement security program for each property as necessary •Establish emergency procedures for each property to safeguard the property and its occupants •Construction / TI oversight and project management services
